Cooperation with other agents is the name of the game in Real Estate. Having your home accessible to buyers who want to see it is one of the most important pieces of listing your home for sale. Long gone are the days of buyers purchasing homes site unseen, so be prepared to let them through your doors.
In recent years, while rarely there is an issue, there are certainly some agents that cooperate with other agents better than others. Just know as a seller the more potential buyers you get through your doors, the better chance you have to get the best buyer and top dollar for your home. Here are a few important steps to making sure your home is accessible.
1- Put a keybox on it! Realtors with access to real estate supra key boxes all go through a code of ethics training. This means that they will respect and care for your home. It is common practice for buyers to tour the home only with their agent and the majority of buyers prefer not to walk with a sellers agent present. Automatically the buyer feels more comfortable in your home (and hopefully their future home) with just their agent so they can speak openly. (there are specific occasions where you may feel more comfortable with your agent there, have that conversation with your agent)
2- Make sure the home is available at different times of day. Even though in pervious years, many people worked from home and had more flexibility. Now people are returning to the workplace so their hours are all different. Try not to limit the hours for showings so you can get every potential buyer through your door.
3- By appointment only is a smart way to control access….even if you home is vacant. This gives the agent and you as the seller knowledge up front that someone will be in your home.
Ultimately making your home most conveniently accessible to the buyer is in your best interest! Have the conversation with your listing agent to decide what is best for you, your home, and you lifestyle!
